Can they give you at least a 2D drawing or design of the project? Will they pull all the appropriate permits? And lastly, what kind of warranty do they offer on their workmanship? The right contractor will always talk to you about future maintenance and warranties because a good contractor wants more of your business or friend’s business in the future!

 

4. Lastly, Budget!

This is such an important conversation to have early and often with your contractor. Knowing your budget and making your budget known will help everyone throughout the process Your budget is tied into every item we have talked about above.

  4. The existing conditions of the subsoil. Other than the materials you will see this will be the biggest portion of your budget. If you have unfavorable soil conditions, you may need to increase your budget to get the area prepped properly. This may decrease the budget for the pavers you can use for your patio.

  5. Drainage. If you are going to need extensive drainage to make the new patio area work or even fix a current drainage issue before you begin your new patio area these items can take away from another area of your budget.

  6. Resale value and curb appeal! Set a budget that you are comfortable with. Do you want to try and recoup your costs if you ever sell your home? Maybe you are more focused on enjoying your patio space while you are there.

  7. Your Contractor. There are many different contractors out there. Make sure you get at least 3 quotes from reputable contractors in your area. Consider a licensed contractor who shows up with a new lettered truck and 20 years of experience may have a higher rate than an inexperienced contractor who doesn’t own any of their own equipment. Good work isn’t cheap and cheap work isn’t good!
